Revit CAD build

she said that she wants a small form factor like mini itx

In my job I do 3D modelling with Solidworks and I have used Autodesk Inventor (Autodesk developed Revit, its architecture software which I haven't used). You will need a cpu with strong single threaded performance for the modelling stage as it is calculation intensive. Intel is the way to go here, probably a zeon variant as you need a extra gpu. Plus a strong GPU for the rendering stage. As CrossCarbon mentioned a quadro or firepro card is important for this. 32 gigs of ram will be plenty.

so like 8 or a 18 core zeon , which gnu would you go for the budget is 5,000 USD

Made a new list. Micro Tower with a microATX, I hope that's small enough.
The Xeon is powerfull, should be enough (benchmarks where promising)!
