Value PC for 1200€

Okay so i am trying to build a gaming pc for my colleague and i ran into a bit of a problem. I can't seem to get the price down to the desired number while keeping some decent performance in the build. The collegue is a programmer and also quite an hardcore gamer so those are both things to keep in mind.

Here are the parts as of now:

The goal is to keep a good graphics card and get the budget under or atleast close to 1200€. Is it possible? Help would be appreciated.

Not sure on the EU pricing, but you could

Drop the case to a cheaper one
Drop the CPU to an i5 4460
go for 8gbs of RAM
and potentially get a 390 over the 970, the prices should be close and it has 125% more VRAM and performance for not much more money, at least in the states.

So throw in an SSD if you wish, or you could upgrade the GPU to a 980 or R9 Fury and be set for a good while, the fury is looking promising with the recent DX12 developments, but either would be overkill for 1080p

Swapped the 4460 for the 8 threaded Xeon

Yeah i was thinking about dropping the RAM to 8gb too. The 390 is pretty much the same price as the 970, on the webstores im using so that could be an option. I have just been biased towards nvidia for the longest time, maybe it's time to try out amd again. Im not sure yet where i'll be ordering the products but probably i'm gonna go with a domestic webstore so prices are probably going to be a bit higher. Thou that link for the german store looks promising, i need to check that out when i order new parts for my own rig.
