Looking to build a half decent budget build that will be able to run some recent games, do some coding, some streaming, etc. The primary goal, however, is low volume(as in space) and low cost.

The budget is absolutely no more than $450. Lower is better. It will be hooked up to a 1080p TV. I already have a legitimate windows copy, mouse, and keyboard.
