What are you using your PC for only gaming? And what is your display set up, an i5 is not ever on par with an i7, aside from single core performance.
Pretty much I guess also for video editing for YouTube. Is the sky lake overkill? Should I just use a Intel core i5 4690k?
Should probably go with a Xeon 1231v3, which is basically an i7, that's just less expensive because no iGPU, and this has double the SSD storage, and the 390 is faster overall than the 970
just spend the saved money on a slightly nicer case or something or put it towards a 4k display

Higher clock speeds of a 6600k OC would likely be more beneficial than the hyperthreading for games. Of course either will work well, and hyperthreading will help a lot with encoding, but since gaming is the primary concern, I think that the advantage of the higher clock speeds should be kept in mind.
It really only matters with a 144hz display though, as you need to remove the CPU bottleneck, otherwise, anything over 3ghz is going to be fine, and probably be fine for a while.
I managed to find some stock vs OC gaming benchmarks (didn't think to check DF). Looks like OC 6600k only matches stock 6700k (sometimes losing), so screw overclocking, go with the xeon.

Probably, but you could get a much better build overall, more so on the GPU, especially when DX12/Vulkan rolls around, and if you ever get an adaptive sync display
