Planning on building a new PC/workstation, I do want to be able to do 3D rendering for game design. As of now I have parts in mind but do know exactly what I should cut my price on and what to throw my money at. Of course I know most of the money should go to the video card and Ram. Is there any particular ram or particular gpu in mind. I'm completely open to suggestion trying to stay under $3000 if possible. Thanks in advance.

What software? Does this include 3D modeling and such? Might be worth it to get a workstation GPU
Any gaming intended or just full on modeling?
That is US dollar and Adobe, Unreal, some CAD, Unity engine, but mostly trying to do game development. Any suggestions for software is greatly appreciated thank you. And not a lot of gaming will be done mostly work.
Display set up three monitor setup. 4k is will take me out of my price range.
