Best HTPC for under $800

Hello. I have a mission to create the best HTPC for only $800. The goal is to also be as quiet and cool as possible. This is for my family so we will be using it for music, movie streaming, movie ripping/playback, watching blu-ray dvds, and light gaming.

I came up with a rough list here. But it doesn't seem as great as it could be. Could you guys spare an opinion or two? It would be much appreciated.

Reasons for this part list:     Haswell refresh and maxwell are both cool, power efficient, and quiet. Seemed like all great things for an HTPC. My family has a blu-ray collection so we would need a blu-ray player in this build. Also, I don't plan to overclock this build.

$800 is ridiculous for an HTPC. Especially if you are just doing light gaming. Light gaming doesn't require a GTX 970. A 750 Ti would be fine or hell even an AMD APU. That card, especially paired with the Pentium (which is kinda slow), is silly. 

You also don't need anywhere near 600W. Even with a 970. You'd be pulling 350W max.

Also, for a device in the living room you're going to want fast boot times so I'd recommend skipping the HDD or getting a 1TB drive, and picking up an SSD like the Crucial MX100 or Samsung 840 Evo.
